Still running the complex on WhatsApp and Excel?

The same three questions arrive every month. The answers sit in a spreadsheet and a handful of chat groups.

  1. Flat 14What are my fees actually spent on?

The same question every month, and a statement prepared by hand every month.

  2. Flat 3Where did this exchange rate come from?

Charged in pounds, paid in lira. Whose rate, from which day? The argument never ends.

  3. Flat 22Who did I report the leak to?

Requests lost across phone calls, emails and group chats.

Switch to transparent management within a week

  1. Send us your spreadsheet

Our team imports your flats, owners and opening balances.

  2. Owners are invited in their own language

Invitations go out in English, Russian or Turkish; an account takes minutes to set up.

  3. Charge dues, record payments

Everyone sees the same ledger. Once a payment is recorded, the charge is closed straight away.

A manager’s month, in one panel

The screens below come from the product itself — the sample building in the demo account.

Dues and shared costs in one go

Charge the monthly dues to every flat at once. Split a shared expense, such as a lift overhaul, equally between flats; every flat’s balance updates instantly in the floor view.

  • Floor-by-floor view of flats and total receivables
  • Cash and bank transfer payments recorded
  • Wrong entries corrected with a reversing entry; nothing is deleted
Manager panel: the flats of Lale Apartments floor by floor, each with its balance

Pounds, dollars and lira in the same ledger

Each charge is kept in its own currency. When a payment comes in, that day’s Central Bank of the TRNC rate and the lira amount paid are recorded. Residents see their balance in the original currency, or in ₺, £ or $.

  • Rates fetched daily from the TRNC Central Bank
  • Residents see their open charges and history
  • They pick the items to pay and settle them together: by card or bank transfer with receipt
Resident app account screen: open charges, pound and dollar equivalents, payment history

Repairs arrive with photos, and the conversation is kept

Residents report a problem with a photo from their phone camera. You update the status and reply; they are notified at every step.

  • Open, in progress, resolved and closed
  • Repairs, complaints and suggestions kept apart
  • Who wrote what, and when — all in the request
Manager panel: residents’ repair requests, complaints and suggestions with their status
Resident app: a car park gate repair request and the conversation with the manager

Announcements don’t get lost in a group chat

Publish to the whole building or to selected flats. It lands on residents’ phones as a notification and stays in the app’s archive, so a new owner can read past announcements too.

  • Instant notifications on iOS and Android
  • Whole building or selected flats
  • Unread announcements are highlighted
Manager panel: announcements published to the building
Resident app: list of building announcements

Maintenance, stock and vehicles too

For recurring jobs like the lift, fire extinguishers or the generator, the next due date is calculated for you and overdue work stands out. Track stockroom supplies and the number plates registered to each flat from the same panel.

Manager panel: next dates for fire extinguisher, lift and pest control maintenance

Frequently asked questions

Who is Binago for?

Volunteer building managers, professional management companies, estate agencies and developers running apartment buildings, complexes and residences in North Cyprus and Turkey. Residents — owners and tenants — join through a free app.

How do dues in pounds and dollars work?

Each charge is held in its own currency (TRY, GBP or USD). When a payment is received, that day’s Central Bank of the TRNC rate and the lira amount paid are recorded. Residents can view their balance in the original currency or in ₺, £ or $.

Do you support euros?

Not yet: TRY, GBP and USD are supported today, and the euro is on our roadmap. If you need it, we prioritise it during your pilot.

Our owners don’t speak Turkish. Is that a problem?

No. The interface, invitation emails and notifications are sent in each user’s chosen language — English, Russian or Turkish.

Can you move our existing Excel records?

Yes. Send us your flats, owners and opening balances and our team imports them. You are usually up and running within 5 working days.

Do residents have to download the app?

No. They can use the same account in a web browser. The app is free on iOS and Android.

How do residents pay? Can they pay by card?

Residents select their open charges and pay them together. Card payments run through iyzico, a licensed payment institution, and go straight into the building’s account. The service and processing fee is added to the resident’s payment and shown before paying; management receives the full dues amount (a small Binago service fee per payment on the free Apartment plan). Every plan also offers bank transfer: the resident uploads the receipt, the manager approves.

Can records be deleted? How do I fix a mistake?

The ledger is never deleted; a wrong entry is corrected with a reversing entry. Every change leaves a trace, and the manager and resident see the same history.

Can I manage more than one building?

Yes. One account manages several buildings, and each manager is assigned only the buildings they are responsible for.

How long does our own branded app take?

Under Apple and Google rules, the app is published from developer accounts opened in your company’s name. Once those accounts are ready we are usually live within 2–3 weeks; store review times depend on Apple and Google.

Is there a contract term? What happens to our data if we leave?

Starter and Professional can be cancelled monthly; Premium is a 12-month term. Annual billing gets 2 months free. If you leave, we hand over your data as an Excel file.

Does it replace the statutory ledger and annual budget?

It makes it easier to keep tidy records and account to the owners’ board, but it does not replace the notification and service obligations set out in law.
